Mitsubishi 2-Zone Ductless Mini Split Installation in San Francisco

November 2, 2026 2 min read

This fall we finished a two-zone ductless mini split install in a San Francisco home. The homeowners got a Mitsubishi heat pump with two wall-mounted indoor units, plus a ductless wall-mounted ERV for fresh air. It was one long day on site, about nine hours from unloading the van to the final test run, and the city permit was part of the job.

Ductless systems make a lot of sense in San Francisco. Many homes here were never built with ducts, and there is rarely an easy way to add them without opening walls and ceilings. With a mini split, each room gets its own indoor unit. The refrigerant lines run to one outdoor heat pump that handles both heating and cooling.

Two rooms, two zones

The first indoor head went high on the bedroom wall, tucked right under the crown molding beside the window. We like this spot. Air spreads along the ceiling and settles into the room, and the unit stays clear of furniture and curtains.

The second room got the other head, again mounted up near the ceiling. Below it is the ERV, a compact wall-mounted unit that exchanges stale indoor air for fresh outdoor air. It pairs well with a mini split. Ductless heads only recirculate the air already in the room, so the ERV adds the fresh air side of the equation.

Each zone runs on its own. One room can be cooler while the other stays warmer, and nobody has to heat a room that isn’t being used.

The outdoor unit and the line set

Outside, the Mitsubishi Electric outdoor unit sits on a raised equipment pad on a small back deck. The pad keeps it level and lifts it off the deck boards so water can drain away underneath. We mounted the disconnect on the siding right next to it, so the unit can be shut off for service on the spot.

We kept the run short and tidy. The refrigerant lines leave the house through a sealed wall entry box, stay wrapped in insulation, and drop straight down to the unit. The white condensate drain comes out beside them and turns down toward the deck, so water from the indoor coils has a clear path out. A weatherproof cover protects the outlet on the wall next to it.

Why a two-zone setup fit this home

  • No ductwork needed, so no tearing into finished walls and ceilings.
  • One outdoor unit serves both rooms, which keeps the small deck usable.
  • Heating and cooling come from the same system.
  • The ERV brings in fresh air without opening windows to street noise or fog.

If you have a couple of rooms that never feel right, or an older house with no ducts at all, a mini split is often the simplest fix. You can read more about how we approach ductless split system installation, and we’re always happy to come take a look at your space.

“We could not be happier with Nur HVAC. They installed 2 HVAC systems in our home and have been absolutely fantastic ever since. Whatever an issue comes up they respond quickly and get it fixed without delays. They are reliable, professional, knowledgeable and always willing to help. It's such a relief to have someone we can trust to take care of our home's electrical and HVAC needs. “I've worked with Nur multiple times, specifically Fedor and Alex. They do a great job and are thorough. It's great to be able to switch from a gas furnace to a heat pump, which means we have A/C now too! They also installed a new thermostat and put more insulation around exterior ducting. They reply quickly and are polite. I've also seen them doing commercial HVAC systems so they are trusted by businesses too.”

“This is the second project I've done with this team, and there's a reason I keep coming back: Trust. When my water heater went out, Fedor showed up the same day to walk me through my options. I have a tendency to "over-buy," and I was actually leaning toward an expensive heat pump model. Instead of just taking the bigger check, Fedor was honest with me--he explained that the ROI on that specific unit wouldn't be recovered in my lifetime given complex electrical work required. Once we picked the right system for my actual needs, he had a crew at my house within two days to finish the install. They were professional, clean, and efficient. It's hard to find an HVAC company that values integrity as much as they do. They've earned a customer for life!”

“Nur HVAC recently installed a mini-split system in our SF condo; one in the living room, and one each in the two bedrooms. They installed the heat pump outside on the balcony. I was impressed with their work ethic and the way they kept our space clean during the installation. They cleaned up at the end of each work day and were very respectful and thoughtful of our home, our dog, and us. They communicate clearly and quickly; I would highly recommend them to install an AC system.”

“Our old A/C unit went out (dramatically spewing coolant everywhere) in the middle of summer. We contacted Nur HVAC and got them to come take a look at the situation. They recommended replacing our old furnace with a new heat pump along with the new A/C unit. It took a few weeks for a permit, but then they scheduled the job promptly. It was very labor intensive...removing the old equipment, building a new platform with plywood, installing everything. It took 3 full days, but they did an excellent job and cleaned everything up completely when they were finished. The system looks and works so much better now. Workers were polite and respectful. Would definitely recommend.”

“I am extremely pleased with my new Mitsubishi heat pump installed by Nur HVAC. Everyone in California should use a heat pump due to the high cost of electricity, and Nur HVAC should be your installer. My installation was performed in two parts: the upstairs in Mar 2025, then downstairs in May 2026. I commend Nur HVAC for their patience during this protracted and difficult installation. After an initial assessment to determine my needs, the team arrived to plan the installation of the upstairs hardware. They asked many questions to figure it out. It only took 5 days for my on-site representatives Konstantin and Maxim to finish the work, which I felt was clean and neat; the electrical, refrigerant, and condensate lines blended into the existing arrangement seamlessly. By the end of day 5, I had hot and cold air at the touch of a button. About a year later, my remodeling had progressed enough for the installation of the downstairs units. Sadly, other contractors inadvertently cut the 220V supply line to the 2nd floor units. And while they meant well, these other contractors totally messed up the 220V supply line for the 1st floor units, running it to the 2nd floor breaker box instead! Maxim and Konstantin went above and beyond the call of duty, doing jobs that weren't theirs. They re-routed the 1st floor electrical line to the 1st floor breaker box, and got everything working. They were quick to suggest best placement of the indoor units. Additionally, they figured out a far better arrangement of the outdoor unit and refrigerant lines. The installation was more concealed and neat afterwards.”

“I had a great experience all around with Nur HVAC. Scheduling with Regina was a breeze, and Adlan, our technician, was fantastic. Adlan quickly diagnosed and fixed an issue with our 20 year old AC unit on the spot without trying to upsell anything. Beyond the quick repair, he took the time to walk me through his process for diagnosing/assessing our AC system as well as the steps for a routine furnace maintenance - I learned a lot along the way. Highly recommend Nur HVAC, and especially Adlan!”

“We replaced our 25-year old single phase gas furnace with a Mitsubishi HVAC heat pump this summer. Now that we’ve used it for both cooling and heating, I’d like to give the team at Nur a five-star rating for their clean, smooth installation. Communication was great and they were thoughtful about system design so that we don’t have exterior conduits. We are so happy with the operation of the system for heating: it is quiet and so much more effective than our old furnace. We can highly recommend Nur.”

“All their five star reviews are true. I had a great experience with Nur, from the day they came over for a quote, to the day of the City inspection. They even registered the warranty for me, without even having to ask. Shalai and his partner, who installed the mini-split ductless unit, were extraordinarily neat, punctual and friendly. You could tell they love their craft. Artur who came for the estimate, was knowledgeable and did a clear and thorough contract. Shomurod who came to meet the City inspector was also super professional. (By the way, the electric inspector commented TWICE on how clean the connections were.) Communication at every stage was perfect, and I'm super pleased with them.”

“I had an old furnace replaced with a new heat pump and air handler. I was impressed by their initial on-site inspection: the representative noticed that the new air handler would be wider than the existing one, which would require that our water heater be moved several inches for clearance. No other company noticed that. Overall, communication was excellent. They answered all questions and provided the city work permit application number so I could track approval process with the city. Work went smoothly and was finished in a few days, much sooner than what I had anticipated. Very good experience, would recommend to anyone.”

“This is my second experience with these awesome people. Nur HVAC installed a heat pump a year ago and I remembered how professional they were. So when my water heater broke few weeks ago I called them again. Fedor called me and came over the same day to personally inspect my setup. He gave me three options for my water heating needs and coached me through the selection process based on my current and future needs. This was Monday and by Wednesday I had everything fixed! As always, professional and courteous service. While Fedor was here I got to talk to him about options for more even heating and cooling distribution in my house. Even though it was not related to problem at hand, he patiently explained to me what my options were and then turned me onto a new solution using smart vents. This ended up being 10x cheaper than dual zoning and works a 100 times better. This guy is so smart, he must have a Ph.D. in HVAC!!! Thank you Fedor and I can’t recommend this team highly enough!!!”

“Working with David and NUR was a wonderful experience. I changed out my gas water heater to a heat pump and my gas furnace to a more efficient one. David was exceptionally patient while I took over 6 months to decide on a system and never rushed me or pushed me to spend more money. In fact, when I changed my mind to a much less expensive system AFTER I already signed a contract and he had submitted a permit application, he completely supported my decision and didn’t act at all annoyed. After the units were both installed, he presented me a bill that was actually less than what he initially quoted because of different hardware used and a rebate he was able to get. His honesty is so refreshing. The work was done efficiently and the workspace was always kept clean when they left for the day. I continue with the high praises of this company and heartily recommend them!”

“We used Nur HVAC to replace gas furnace with a heat pump inverter, replace the aging duct work and gas water heater with a heat pump water heater, all in the same contract. Our project manager, Arthur was on-time for the scoping appointment. He took time to understand our needs, investigated the attic, ducts and all the existing equipment, before making any recommendations. He designed the optimal system for our house to be cost effective, provide highest comfort and be energy efficient. He was not pushy and was upfront about the ballpark estimates and timeline. He also walked us thru the various rebates that are available for the replacements from local utilities. Arthur’s quote was very competitive, in fact better than those quoted to us by Costco referred contractors. Nur’s installation crew - Eldar, Bhakridin, were very professional and thorough. They didn’t rush the job and left the job site clean and clutter free each day. They accommodated our requests for placing the electrical wires and conduits so they are not in the way. All the equipment both indoor and outdoor were cleanly laid out, secured and wiped down before hand off. Always smiling and respectful, one of the best installation crew we have had. As a white glove contractor they took care of all the permitting, inspection paperwork w/ the city, all the paper work for us to receive the rebates. They even completed the warranty registration with the manufacturers for all the equipment! We would highly recommend Arthur and Nur HVAC to anyone in the Bay Area needing heating and cooling solutions. We would definitely be going back to them ourselves when the need arises.”
